What is an EPC ?

EPC means : Energy Performance Certificate

EPC Certificate

The EPC looks similar to the energy labels provided with household appliances and provides an indication of how energy efficient a building is, shown as an A-G Carbon dioxide (CO2) based index.

The EPC is supplied with a supporting Recommendation Report which gives a guide of using the building efficiently and improvements that could enhance its performance

  • When a building is constructed or modified the builder must supply an EPC to the customer
  • When a building is offered for sale the seller must provide an EPC to the prospective buyer
  • When a building is being let the prospective landlord must provide an EPC to prospective tenants

EPC requirements:

As from October 1st 2008 all buildings that are not dwellings require an Energy Performance Certificate produced by qualified and/or accredited energy assessors

EPCs are valid for 10 years, subject to changes in the property and tenancy.

The EPC and its associated Recommendations Report must be lodged onto the National Database operated by Landmark. SBEMSuffolk is BRE Certified to do this.

Understanding EPCs and SBEM calculations

We provide a feedback service to the customer to explain results and discuss ways of improving them. Whilst SBEM is not a design tool, it can provide useful indicators for attention.

SBEMSuffolk is BRE Certified to produce SBEM calculations and EPCs for non-domestic and commercial buildings in accordance with Regulations L2A (New buildings) and L2B (existing buildings)
