What is a SBEM

Pronounced ‘ess bem’’

SBEM means: ‘SIMPLIFIED BUILDING ENERGY MODEL’

‘SBEM’ is a calculation engine, taking information from the customer and databases to produce a result in terms of the annual CO2 emissions from the building. By doing this the carbon footprint of the building can be determined from its size, heating and usage.

SBEM works by considering the average heating, cooling and lighting demands as well as the efficiencies and types of heating used.

SBEM calculates

  • Lighting energy requirements
  • Heat and moisture gains
  • Heat energy flows
  • Energy requirements to maintain temperature conditions within the building
  • Delivered energy sources, converting it to an equivalent CO2 emission to give a Building Energy Rating – The BER
  • Determines, on the same basis, the equivalent CO2 emission from a building built to the 2002 Building Regulations and then applies an ‘improvement factor’ to generate a Target Energy Rating – The TER

The BER and TER calculations are then ‘handed over’ to the compliance checking module: BRUKL to complete the assessment.

  • The BER is compared to the TER, determining a Pass or Fail based on the relative performance of the building
  • A compliance check is made on certain building elements from information entered into the program

Finally, reports are then produced, in a standard format, to provide

  • Comparison of BER & TER
  • Confirmation of the compliance check.

As-designed SBEM : to check Part L compliance for Building Regulations at the planning stage.

As-built SBEM : to check Part L compliance on a completed building and as a basis for the Energy Performance Certificate and Recommendations Report as required by Building Control
